A revenue forecast can tell you what a property might generate.
That's only part of the decision.
The question I'm more interested in is:
"Does this actually make sense as a business?"
Revenue is not profit.
A property projected to do £50,000 in bookings is not automatically a good business.
Finance or rent, cleaning, laundry, OTA fees, utilities, insurance, software, maintenance, consumables, management, setup costs and unexpected expenses can completely change the picture.
The goal is not simply to ask "how much could this Airbnb make?"
"What could realistically be left once the actual business sits underneath it?"
